Use this commercial door survey checklist before quoting, selecting, or installing a smart lock or biometric access product. It helps property teams, locksmiths, dealers, integrators, architects, and door professionals collect the information needed to evaluate an opening. Complete one survey for every distinct door type; visual similarity does not prove that two openings are identical.

This checklist does not replace product instructions, a code review, a fire-door inspection, an accessibility evaluation, or a qualified field assessment. Pause before modifying any regulated, labeled, required-egress, or warranty-controlled opening.

1. Project and opening identification

  • ☐ Property name, address, building, floor, and room or opening number
  • ☐ Survey date and person completing the survey
  • ☐ Interior, exterior, perimeter, unit-entry, guest-room, office, storage, or controlled-area opening
  • ☐ Number of matching openings and any visible variations
  • ☐ New construction, retrofit, replacement, pilot, or repair project
  • ☐ Desired installation date, operating hours, and approved outage window

2. Photograph the complete opening

Take well-lit, square photographs rather than close-ups alone. Include a ruler or tape measure where scale is not obvious.

  • ☐ Complete door edge from top to bottom
  • ☐ Frame, strike, threshold, hinges, closer, weather seals, and surrounding trim
  • ☐ Existing lock, lever, deadbolt, cylinder, keypad, reader, exit device, and door contacts
  • ☐ Manufacturer labels, fire labels, ratings, serial plates, and hardware markings
  • ☐ Nearby glass, sidelights, screens, storm doors, panic hardware, or clearance obstructions

3. Identify the existing lock architecture

  • ☐ Single deadbolt preparation
  • ☐ Separate deadbolt and latch or lever: double-bore preparation
  • ☐ Cylindrical lockset
  • ☐ Mortise lock with a routed pocket in the door edge
  • ☐ Multipoint mechanism with hooks, rollers, bolts, or other locking points
  • ☐ Rim device, exit device, electric strike, magnetic lock, or another access-control opening
  • ☐ Unknown: stop and identify the hardware before selecting a replacement

4. Record door and hardware measurements

  • ☐ Door thickness, measured on the door rather than decorative trim
  • ☐ Door height and width
  • ☐ Door material: wood, hollow metal, steel, aluminum, fiberglass, glass-adjacent, or other
  • ☐ Face-bore diameter for every bore
  • ☐ Center-to-center spacing between bores
  • ☐ Backset from the door edge to the center of the bore, spindle, or cylinder
  • ☐ Edge-bore diameter, where applicable
  • ☐ Faceplate height, width, thickness, corner shape, and screw locations
  • ☐ Mortise-pocket or lock-case dimensions, where applicable
  • ☐ Spindle, cylinder, handle, and through-bolt locations
  • ☐ Clearance above, below, and beside the exterior and interior trim
  • ☐ Distance to glass, decorative panels, weather seals, and adjacent hardware

5. Confirm handing, swing, and approach

  • ☐ Hinges are on the left or right when viewed from the documented side
  • ☐ Door swings inward or outward
  • ☐ Push side and pull side identified
  • ☐ Single door, paired doors, active leaf, or inactive leaf documented
  • ☐ Clear approach and maneuvering space photographed
  • ☐ Existing closer, coordinator, automatic operator, or hold-open equipment recorded

6. Test mechanical condition before adding electronics

Operate the door repeatedly with the existing hardware. A motorized lock should not be expected to correct a door that binds or requires lifting, pushing, or pulling to latch.

  • ☐ Door opens and closes without rubbing the floor, frame, or weather seal
  • ☐ Latch enters the strike without forcing the door
  • ☐ Deadbolt or locking points extend and retract smoothly
  • ☐ Hinges are secure and the door is not visibly sagging
  • ☐ Frame and strike are secure and aligned
  • ☐ Closer permits reliable latching without excessive force or slamming
  • ☐ Threshold and seals are intact and do not obstruct operation
  • ☐ Required repairs are separated from the smart-lock scope

7. Flag regulated or special openings

  • ☐ Fire label or listed assembly present
  • ☐ Door is part of a required means of egress
  • ☐ Accessibility requirements apply
  • ☐ Healthcare, educational, lodging, residential, or other occupancy-specific requirements apply
  • ☐ Door manufacturer or property warranty controls modifications
  • ☐ Historic, hurricane, impact, security, acoustic, or environmental rating applies
  • ☐ Local authority, fire marshal, building official, architect, door consultant, or qualified professional review identified

Do not assume a component claim establishes compliance for the complete opening. In the United States, the 2010 ADA Standards for Accessible Design include requirements for doors and operable hardware, and fire and life-safety requirements depend on the exact opening and adopted rules. Obtain project-specific professional review.

8. Define the access workflow

  • ☐ Residents, employees, guests, vendors, caregivers, contractors, and administrators identified
  • ☐ Permanent, scheduled, temporary, visitor, and emergency access needs documented
  • ☐ Required credential types: face, palm vein, fingerprint, PIN, temporary code, RFID key fob, mobile app, or physical key
  • ☐ Enrollment approval and administrator ownership defined
  • ☐ Credential removal and offboarding timing defined
  • ☐ Authorized fallback method selected
  • ☐ Lost phone, fob, code, biometric enrollment, or physical-key response documented

  • ☐ Firmware, commissioning, training, and after-hours support responsibilities assigned

10. Assemble the survey package
